Horizon Hills, Johor: what you get and what it costs in 2026
A 1,200-acre freehold golf township beside Bukit Indah. Here is what homes ask today, what the purchase really costs, and what I would check before paying a booking fee.

The short version
Horizon Hills is the low-density, landed end of Iskandar Puteri: 11 precincts wrapped around a private 18-hole course, freehold, gated and guarded. On 2 October 2026 the homes listed on this site asked from RM460,000 for a one-bedroom D'Suites unit to RM5,200,000 for a bungalow. Most family buyers end up choosing between a double-storey terrace near RM1,150,000 and a cluster home near RM1,980,000.

The Gateway was the first precinct, built between mid 2006 and late 2008. So the oldest houses here are about 18 years old, while the clusters at The Woodlands listed on this site are brand new. That age gap matters more than the precinct name on the advert. An older house on a wide road with mature trees can be the better buy, as long as you price in the roof, the wiring and whatever the last owner renovated without approval.
The course is the reason the township is laid out the way it is. It covers about 200 acres and gives roughly 12 km of golf frontage, which is why so many adverts say "golf view". Some of them stretch the word. Stand in the living room and on the first-floor balcony before you believe it.

Per sq ft is the asking price divided by the built-up size in the advert. One of the two semi-D adverts gives no size, so its figure comes from the other.
Two things stand out. A double-storey terrace at RM1,150,000 to RM1,200,000 works out to RM517 to RM571 per sq ft, the cheapest way into a landed house here. A two-bedroom D'Suites unit at RM598,000 is RM701 per sq ft, so you pay more per square foot for the apartment than for the house with a garden. That is normal for a small unit, and it shows where the value sits if you can stretch the budget.
Then the two bungalows. One asks RM5,200,000 for 5,500 sq ft at The Hills, the other RM5,100,000 for 9,656 sq ft. Nearly the same money, very different houses on paper. With a bungalow the land size, the plot and the build quality decide the price, and the built-up figure in an advert often counts porches and terraces. Ask for the land area on the title before you compare them.
The Woodlands clusters sit on 35 ft by 80 ft lots. The double-storey cluster asks RM1,980,000 for about 3,144 sq ft, and the three-storey corner cluster asks RM3,000,000 for about 4,800 sq ft with side land. Both come to about RM625 to RM630 per sq ft, so the extra RM1,020,000 buys floor area and land, not a better grade of house.
What the purchase really costs
Stamp duty on the transfer is the big one. Malaysians pay a tiered rate: 1% on the first RM100,000, 2% up to RM500,000, 3% up to RM1,000,000 and 4% above that. From 1 January 2026 non-citizens pay a flat 8%, and Malaysian permanent residents are excluded from that rate.

Legal fees, the loan agreement duty and the valuation fee come on top. A Malaysian buying a first home priced at RM500,000 or below is exempt from transfer duty until 31 December 2027, which covers the RM460,000 D'Suites unit.
Foreign buyers also need state consent, and Johor sets a floor price that depends on the property type and zone. The general floor is RM1,000,000. Get the figure for the exact title confirmed in writing by your lawyer before you pay anything.
Getting to Singapore and around
Your crossing is the Second Link to Tuas, on the opposite side of Johor Bahru from the Causeway. The developer puts Singapore at about 30 minutes' drive. Treat that as the clear-road figure. The checkpoint queue decides the rest, and nobody can promise you that part.
The RTS Link, planned to start passenger service in January 2027, runs from Bukit Chagar in JB city centre to Woodlands North. It does not come to Iskandar Puteri, so do not buy a Horizon Hills house on the strength of it.
Day to day you will drive. Bukit Indah next door has the AEON mall and the shops most residents use. Do the school run and the office run once at the real hour before you commit to a precinct.
Before you pay a booking fee
- The title. Ask whether the individual or strata title has been issued, whose name is on it, and whether it is a Bumi or non-Bumi lot. Your lawyer checks this, not the agent.
- Monthly charges. Every precinct is gated and guarded, so there is a monthly fee. Ask the seller for the latest statement and confirm it is paid up.
- Golf. Ask the Horizon Hills Golf & Country Club what membership costs and whether any comes with the house. Do not assume it does.
- The view. A golf-view lot and an internal-road lot are not worth the same money. Check which one the price reflects.
- Renovations. Extensions and enclosed terraces need approval. Ask for the papers on anything added after handover.
- The bank's number. The two terraces here differ by RM50,000 and the two semi-Ds by RM100,000. Get a bank's indicative valuation before you agree a price, because the loan follows that figure and not the advert.
My take
For a family that wants a landed freehold home within reach of the Second Link, Horizon Hills is the first place I would look in Iskandar Puteri. The terraces at RM1,150,000 to RM1,200,000 are where the value is. Stretch to a Woodlands cluster only if you need the extra 900 sq ft or so and want a brand-new house. If your budget is under RM900,000, D'Suites gets you inside the township, but compare it with a condo in Medini before you decide.
