Taman Pelangi, Johor Bahru: what houses sell for, what they ask and which Pelangi you are looking at
Taman Pelangi is a mature freehold housing estate in Johor Bahru city, postcode 80400, on the Causeway side of town. This guide puts the recorded sale prices beside the asking prices on this site on 9 October 2026. It also sorts out the mix-up with Taman Pelangi Indah, which is a different township with a different postcode.

The short version
Most recorded sales in Taman Pelangi fall between RM530,000 and RM850,000, and the median across 358 deals from 2021 to 2026 is RM690,000. Those are mostly single and double-storey terraces. The semi-detached houses advertised here ask RM1,850,000 to RM2,200,000, and the one 1.5-storey terrace asks RM798,000. Taman Pelangi Indah is in Ulu Tiram, and Setia Sky 88 is next door on another postcode. Check which one an advert means before you drive out.
Where Taman Pelangi is
Taman Pelangi is in Johor Bahru city, postcode 80400, and the valuation department files its sales under Mukim Plentong. Plaza Pelangi stands where Jalan Kuning meets the main road, Jalan Tebrau. Pelangi Leisure Mall on Jalan Serampang has been open since the early 1990s. StarProperty's area profile lists SK Taman Pelangi, SMK Taman Pelangi and SMK Sri Tebrau as the local schools, the last of them less than 1 km away. The big newer mall in the city, Mid Valley Southkey, opened on 23 April 2019 along the Eastern Dispersal Link.
For Singapore you use the Causeway. The RTS Link will run from Bukit Chagar, beside the Johor Bahru checkpoint, to Woodlands North, and RTS Operations said on 2 October 2026 that passenger service is expected to start in February 2027. StarProperty notes that many owners here let their houses to people who work in Singapore. I have left out a drive time to the checkpoint because it swings with the hour. Drive it yourself at 6.30am before you pay for the location.
Taman Pelangi and Taman Pelangi Indah are two places
Agents shorten both to "Pelangi", and listing sites file them together. This site's own Taman Pelangi filter holds ten adverts today: four houses in Taman Pelangi, four homes in Taman Pelangi Indah and two units in Setia Sky 88. Those are three different addresses.

The two medians are close, RM690,000 against RM669,000. The per sq ft figures are not: RM366 against RM283. The same money buys less floor and land in the city than it does in Ulu Tiram.
What has sold since 2021
The valuation department's records, as List.my publishes them, show 358 sales in Taman Pelangi from 2021 to 2026. Of those, 314 were homes and 44 were shops.

The median home sold for RM650,000, or RM314 per sq ft, and most deals fell between RM530,000 and RM850,000. By year there were 24 sales in 2021, 84 in 2022, 117 in 2023, 95 in 2024, 28 in 2025 and 10 so far in 2026. List.my says its records usually run about six months behind, so the last two years are not complete.
EdgeProp's page for Taman Pelangi gives a median of RM310 per sq ft over the last 48 months, in a range of RM234 to RM388. Its record high is RM581 per sq ft, for a 3,354 sq ft property in May 2025. The two sources count differently, and both put the middle of the market between RM310 and RM366 per sq ft.
Terraces make up 244 of the 314 home sales. So when you read "median RM650,000", think terrace house. StarProperty's profile gives typical land sizes of 1,540 sq ft for a single-storey terrace and 1,650 sq ft for a double-storey one. A semi-detached house is a different market, and only 41 have changed hands since 2021.
What houses here ask now
These are the four Taman Pelangi houses advertised on this site on 9 October 2026. The adverts are dated between 12 and 19 August 2026, so confirm each one is still for sale. None of these prices is a signed deal.

Sizes are as typed in each advert. Per sq ft is the asking price divided by the built-up size.
The 1.5-storey terrace at RM798,000 is the only one inside the band where most recorded sales fall. A lot of 22 by 80 feet is 1,760 sq ft, so the asking price is about RM453 per sq ft of land. The three semi-detached houses ask RM489 to RM625 per sq ft of built-up, well above the recorded medians. Some of that is fair. Semi-detached plots rarely come up, and one advert says the house is renovated. Some of it is a seller testing the market, and a bank's indicative valuation will tell you which.
The two-storey semi-detached on Jalan Cermat 5 at RM2,000,000 is the advert that brings the most searches to this site. It lists five bedrooms, three bathrooms, 3,200 sq ft of built-up on 2,975 sq ft of land, freehold, in a gated and guarded street. The double-storey at RM1,850,000 and the three-storey at RM2,200,000 both show 3,780 sq ft, and one advert gives that figure for land and built-up alike. Measure both against the title before you compare them.
The Pelangi Indah homes under the same filter
Four of the ten adverts are in Taman Pelangi Indah. Two are 660 sq ft flats on Jalan Cantik 7 at RM175,000 and RM180,000. One is a 4+1 bedroom house on Jalan Persona, 1,760 sq ft and gated, at RM788,000. The last is a semi-detached house on a 50 by 80 foot lot at Jalan Lawa for RM1,150,000. That works out to about RM288 per sq ft of land, close to the township's recorded median of RM283.
Set that beside the city. RM1,150,000 buys a semi-detached house on 4,000 sq ft in Ulu Tiram. In Taman Pelangi the cheapest semi-detached advert starts RM700,000 higher.
Setia Sky 88 is next door
Two adverts for a one-bedroom, 600 sq ft unit in Setia Sky 88 also sit under the Taman Pelangi filter, both at RM588,000. That is RM980 per sq ft. Setia Sky 88 is S P Setia's freehold condominium of 588 units in three towers, completed in 2017 according to EdgeProp Singapore. StarProperty gives its address as Jalan Datuk Abdullah Tahir, postcode 80300. A high-rise at RM980 per sq ft tells you nothing about the value of a terrace house at RM333, so keep the two apart when you compare.
EdgeProp Singapore also reported in July 2022 that the project was exempt from Johor's RM1,000,000 minimum for foreign buyers. That report is four years old. If you are a foreign buyer, ask for the current position in writing.
What the purchase costs
Stamp duty on the transfer is the main cost. A Malaysian pays a tiered rate: 1% on the first RM100,000, 2% up to RM500,000, 3% up to RM1,000,000 and 4% above that. From 1 January 2026 a buyer who is neither a citizen nor a permanent resident pays a flat 8%.

Legal fees, loan agreement duty and the valuation fee come on top. A Malaysian buying a first home at RM500,000 or below may have the transfer duty waived until 31 December 2027, which matters for the Pelangi Indah flats. Ask your lawyer if the title qualifies before you count on it.
Foreign buyers also need state consent, and Johor sets a floor price that depends on the property type and zone. The general floor is RM1,000,000, so the RM798,000 terrace falls below it. The land office's approval fee is 3% of the value with a RM30,000 minimum. On the RM2,000,000 house that is RM160,000 in duty plus RM60,000, so RM220,000 or 11% on top of the price. Get the floor for the exact title confirmed in writing by your lawyer before you pay anything.
Before you pay a booking fee
- Which Pelangi. Ask for the postcode. 80400 is Taman Pelangi, 81800 is Taman Pelangi Indah and 80300 is the Setia Sky 88 address.
- The title. Ask for a copy and check the tenure, the land area in square feet and any restriction in interest. Three of the four house adverts here say freehold and one is silent.
- Extensions. If the house has been extended or rebuilt, ask for the council-approved plan. The bank's valuer will ask for it too.
- Parking. StarProperty's profile records a long-running complaint about inconsiderate street parking. Visit on a weekday evening and see where your second car would go.
- The bank's number. With asking prices this far above the recorded medians, get an indicative valuation before you make an offer.
- The crossing. If Singapore is the reason you are buying, drive to the checkpoint at the hour you would really travel.
My take
Taman Pelangi gives you a house with land inside the city, on the Causeway side. I would start with a terrace in the RM530,000 to RM850,000 band, because that is where the evidence is. With 244 terrace sales on record since 2021, a bank has plenty to value against. The semi-detached houses suit a buyer who wants the plot and plans to hold it for years. Only 41 have sold since 2021, so pricing one is harder, and you should walk in with a valuation in hand. If you want more house for the money and do not cross the border every day, look at Taman Pelangi Indah, where the recorded median is RM283 per sq ft against RM366 here.
