Selesa Puteri Condominium, Skudai: prices, rents and what to check

Selesa Puteri Condominium is a freehold, 5-storey block in Bandar Selesa Jaya, Skudai, where almost every unit is about 1,000 sq ft. On 21 October 2026 most units asked RM248,000 to RM339,000, ground-floor units about RM358,000, and rents sat at RM1,300 to RM1,400 a month.

The short version

Selesa Puteri is one of the cheaper ways into a freehold, guarded condo in Skudai. The typical ask for an upper-floor unit of 1,000 sq ft is RM288,000 to RM298,000, which is under RM300 per sq ft. Ground-floor units cost about RM60,000 more. Rents of RM1,300 to RM1,400 put the gross yield at 5.4% to 5.8% if you buy near RM288,000. Buy for your own use or for a steady local tenant, and do not pay ground-floor money unless you need the ground floor.

Where is Selesa Puteri Condominium?

Selesa Puteri Condominium is at 1 Jalan Silat Gayong 4, Bandar Selesa Jaya, 81300 Skudai, Johor. PropertyGuru lists Bandar Selesa Jaya, Taman Seri Orkid, Villa Krystal and the Selesa Jaya shop apartments as the developments around it, so you are inside an established Skudai township rather than on a new-launch strip.

The address matters for your commute. This is the Skudai side of Johor Bahru, so a buyer who works in the city centre or crosses to Singapore every day should drive the route at peak hour before making an offer. For a buyer who works in Skudai, Senai or Tampoi it is a short daily run.

What is the building like?

Selesa Puteri is a single 5-storey block of condominium units, freehold, gated and guarded. The listing on this site, PNJS-355315, records it as freehold, gated and guarded with 1 car park for the unit.

Low-rise matters in two ways. Maintenance on a 5-storey block with no towers to run is usually lighter than on a high-rise, but ask for the current monthly charge in writing because no source I found states it. One Mudah advert also calls a ground-floor unit a walk-up, so confirm whether there is a lift before you view an upper floor.

What do Selesa Puteri units ask in October 2026?

Most Selesa Puteri units of about 1,000 sq ft asked RM248,000 to RM339,000 on 21 October 2026, with RM288,000 the most common figure. I counted 27 sale adverts on Mudah and 31 on PropertyGuru that day. Many units are listed by more than one agent, so the real number of units for sale is smaller.

Mudah and PropertyGuru adverts read 21 October 2026. PNJS-355315 as advertised on 17 July 2026; availability needs confirming. Asking prices, not signed deals.

The ground-floor premium is about RM60,000 on the same built-up. Several of those adverts mention renovation, and some describe four bedrooms inside the same 1,000 sq ft, so part of the gap is work already done. If you are comparing a RM288,000 upper floor with a RM358,000 ground floor, price the renovation you would do yourself and see if the gap still holds. The listing on this site is advertised as 2 bedrooms and 2 bathrooms, while most portal adverts describe 3 bedrooms, so check the layout at the viewing.

What does Selesa Puteri rent for, and what yield is that?

Selesa Puteri asking rents were RM1,300 to RM1,400 a month on 21 October 2026, from three Mudah adverts for units of 952 to 1,000 sq ft with three bedrooms. That gives these gross yields:

Purchase priceRent RM1,300Rent RM1,400
RM248,0006.3%6.8%
RM288,0005.4%5.8%
RM339,0004.6%5.0%

Three rental adverts is a thin sample, so treat RM1,300 as the safer figure. The RM248,000 advert is the outlier on price and may come with conditions, so read it before you build a yield around it.

How much cash do you need to buy one?

A RM300,000 Selesa Puteri unit needs about RM36,000 in cash before legal fees for a Malaysian buyer who is not a first-time buyer. The steps, using the rates in my Johor buying costs guide:

  1. Down payment of 10%: RM30,000. Most banks lend up to 90% on a first or second home.
  2. Stamp duty on the transfer: RM5,000 (1% on the first RM100,000 and 2% on the next RM200,000).
  3. Stamp duty on a 90% loan of RM270,000 at 0.5%: RM1,350.
  4. Legal fees for the sale and the loan, set by the Solicitors' Remuneration Order 2023, plus 8% service tax.

A Malaysian first-time buyer of a home at RM500,000 or less pays no stamp duty on either document until 31 December 2027, which takes RM6,350 off the bill above. Foreign buyers are a different case: the Johor land office sets a RM1,000,000 minimum for foreigners buying apartments, so Selesa Puteri is for Malaysian buyers.

What should you check before making an offer?

Selesa Puteri is a resale market, so the checks are on the unit and the title, not on a developer's promises.

  1. Lift or walk-up: confirm before you view anything above the ground floor.
  2. Monthly maintenance charge and sinking fund, in writing from the management office, with any arrears the seller owes.
  3. Title: freehold is stated, but have your lawyer run a title search for any Bumi lot or restriction in interest.
  4. Layout: 2, 3 or 4 bedrooms can all be advertised inside 1,000 sq ft, so check which walls were added.
  5. Car park: the listing on this site has 1 bay; confirm the number and whether it is accessory or common parking.

If you want a second area to compare on price, my Taman Perling guide covers apartments asking RM340,000 to RM650,000, and the Puteri Harbour condo guide shows what high-rise living by the marina costs.
