Taman Perling recorded 725 sales from 2021 to 2026 at a median of RM480,000, or RM291 per sq ft, in valuation department records published by List.my. Condos are a small slice of the records.

The short version
For a terrace in Perling, the records are your guide: single-storey terraces have sold at RM264 to RM302 per sq ft of land in the middle half of 155 deals since February 2023. For an apartment, look up the building by name, because only 18 condo or apartment sales are filed under Taman Perling itself. The cheapest advert here per sq ft is the Perling Apartment block at RM363. 8scape, completed in 2018, asks RM500 and up. Check the tenure on the title, not the advert.
Where Taman Perling is
Taman Perling is an S P Setia township on the west side of Johor Bahru, postcode 81200, and the valuation department files its sales under Mukim Pulai. Perling Mall stands at 3 Persisiran Perling, and the Taman Perling public market is on Persisiran Perling 1. S P Setia names the Coastal Highway and the Second Link Expressway as the main roads out. That matters if you cross to Singapore at Tuas rather than over the Causeway. Its last phase here is Sky Curve, a 25-storey freehold serviced apartment block with three layouts.
Perling is the cheaper way into this side of town. List.my puts the median sale at RM610,000 in Taman Bukit Indah and RM1,080,000 in Horizon Hills, against RM480,000 here. I have left out a drive time to either checkpoint because it swings with the hour. Drive it yourself at 6.30am before you pay for the location.

Valuation department (NAPIC) records as published by List.my, read on 15 October 2026.
The median home sold for RM478,000, or RM282 per sq ft, and most deals across all types fell between RM310,000 and RM650,000. By year there were 55 sales in 2021, 186 in 2022, 243 in 2023, 177 in 2024, 46 in 2025 and 18 so far in 2026. List.my's records currently reach June 2026, so do not read the last two years as a crash. They are not complete.
The single-storey terrace is the house most people mean when they say Perling. List.my counts 155 of them sold from February 2023 to June 2026 at a typical RM288 per sq ft of land, with the middle half between RM264 and RM302. One on Jalan Panglin 1 sold for RM480,000 in February 2026: a 947 sq ft house on 1,765 sq ft of freehold land. Terraces of the same land size on that street sold for RM420,000 in June 2022 and RM520,000 in December 2023, so RM480,000 sits in the middle of what the street has done.
Apartments: what the adverts on this site ask
| Building | Size | Asking | Per sq ft | Tenure on the advert |
|---|---|---|---|---|
| 8scape Residence, 3 bedrooms (4 adverts) | 1,175 sq ft | RM588,000 to RM650,000 | RM500 to RM553 | Freehold on 3, not stated on 1 |
| 8scape Residence, 2 bedrooms (2 adverts) | 1,035 sq ft | RM538,000 and RM540,000 | RM520 and RM522 | Freehold |
| 8scape Residence, mezzanine unit | 1,035 sq ft | RM650,000 | RM628 | Freehold |
| Midas Perling, 2 bedrooms (2 adverts) | 614 and 926 sq ft | RM340,000 and RM450,000 | RM554 and RM486 | Freehold |
| Perling Apartment, Jalan Undan 8 | 1,238 sq ft | RM450,000 | RM363 | Leasehold |
| Twin Danga Residence, 3 bedrooms | 1,097 sq ft | RM410,000 | RM374 | Leasehold |
Adverts on this site dated 3 July to 10 September 2026, read on 15 October 2026. Asking prices are not signed deals. Twin Danga's advert names Laguna, and this site files it under Perling.
8scape is the big one. StarProperty and iRumah describe 9.2 acres of freehold land with 1,255 units over 25 floors, built by KIP Group (Kepong Industrial Park) and completed in 2018, in sizes from 808 to 1,651 sq ft. iRumah gives a market range of RM430,000 to RM660,000, and the adverts here sit inside it. Three of the four 1,175 sq ft units on offer are fully furnished and renovated with two car parks, so you are paying for move-in condition as well as the floor.
Perling Apartment is where the numbers get interesting. At RM363 per sq ft it is about RM140 per sq ft below 8scape for a slightly bigger unit. iRumah lists the block as freehold with units of 1,206 to 1,238 sq ft and a market price of RM390,000 to RM400,000. The advert here says leasehold and asks RM450,000 for a renovated unit. Those are two questions for the seller: which tenure is on the title, and what the renovation covers that is worth RM50,000 over iRumah's range.
Midas Perling is the entry ticket. MyRumahBaru lists units of 614 to 926 sq ft with two or three bedrooms, and the 614 sq ft unit here at RM340,000 is the lowest asking price for any Perling apartment on this site.
A warning on comparing. List.my files only 18 condo or apartment sales under Taman Perling, so most strata deals around Perling sit under other area names. iRumah, for one, files 8scape under Taman Sutera. Search the building name before you judge an asking price against the area median.
Landed homes above RM1 million
Two larger homes on this site carry the Perling tag. A corner bungalow on 80 by 100 ft of freehold land, 8,632 sq ft built-up with five bedrooms and five bathrooms, asks RM2,500,000. Laguna Heights in Laguna Perling, a 4+1 bedroom home of 2,750 sq ft on 4,320 sq ft of freehold land, asks RM1,600,000, or RM582 per sq ft of built-up. The records hold only 2 bungalow sales and 81 double-storey semi-detached sales in Taman Perling since 2021, so a price this size needs a valuer's opinion before you sign.
What I would check before buying in Perling
- The tenure on the title. One block already shows freehold on one site and leasehold on an advert.
- The price per sq ft against recorded sales for the same building or street, not the RM480,000 area median, which is mostly terraces.
- The scheme name and postcode 81200, because nearby buildings are filed under Taman Sutera, Laguna and other names.
- Your full costs. Stamp duty, legal fees and the loan add up to about 5% of the price on a subsale; the Johor buying costs guide works it out for RM400,000 and RM650,000.
- For foreign buyers, the floor price. Johor's general floor is RM1,000,000, so of the homes above only the bungalow and Laguna Heights clear it.
