Seri Austin Residence, Johor Bahru: prices, rents and layouts
Seri Austin Residence is a freehold project of 420 homes over 13 floors in Taman Seri Austin, Johor Bahru, completed in 2015 by UM Land. In October 2026 its 661 sq ft units asked RM280,000 to RM350,000, and whole units rented for RM1,700 to RM2,200 a month.

The short version
Seri Austin Residence is one of the cheaper freehold ways into the Mount Austin side of JB. The 661 sq ft units are the bulk of the resale stock and ask RM424 to RM530 per sq ft, with the top of that range paying for renovation and furniture. Rent adverts I read were all for the bigger 888 to 1,000 sq ft units, so if you buy a small unit to let, get a rent figure for that exact size before you count on a yield.
Where is Seri Austin Residence?
Seri Austin Residence sits on Jalan Seri Austin 1/17, off Jalan Seri Austin 1 in Taman Seri Austin, postcode 81100, on the Mount Austin side of Johor Bahru. PropertyGuru puts Aeon, Tesco Tebrau City and Pasar Raya Setia Indah within a 5-minute drive, and Sultan Ismail Hospital and a KPJ hospital 15 to 20 minutes away.
The same project page gives about 10 minutes to the JB city centre by the Eastern Dispersal Link and the North-South Highway. Treat that as a clear-road time; at the morning peak towards the Causeway it will be longer, so drive it at your own hour before you commit. Schools named nearby include SMK Taman Daya 2 and Fairview International School.
What is the building like?
Seri Austin Residence is a gated, guarded project of 420 units on about 10 acres. PropertyGuru describes three towers of 13 floors, with covered parking: one bay for the smaller units and two for the bigger ones.

Building facts from the PropertyGuru and Mudah project pages, read 24 October 2026. PropertyGuru's own description gives slightly different tower and unit counts, so the 420 total is the figure both sites agree on.
The 661 sq ft unit is sold as either a 1-bedroom or a 2-bedroom with one bathroom, depending on how the owner has set it up. The 888 sq ft and 1,000 sq ft units are 2 to 3 bedrooms with 2 bathrooms, and the 1,208 sq ft unit is the family size with 3 bathrooms. Check the layout at the viewing, because the bedroom count in adverts follows the owner's renovation, not the plan.
What do Seri Austin Residence units ask in October 2026?
Seri Austin Residence 661 sq ft units asked RM280,000 to RM290,000 in the Mudah sale adverts read on 24 October 2026, and the renovated, fully furnished unit on this site asks RM350,000. Mudah counted 25 sale adverts for the project and put the range at RM280,000 to RM475,000.

The RM60,000 gap between the cheapest 661 sq ft advert and the one on this site is mostly renovation and furniture. If you plan to live in the unit, a bare unit plus your own fit-out can come out cheaper. If you plan to let it out quickly, a furnished unit saves you a month or two of work and empty rent.
What does Seri Austin Residence rent for?
Seri Austin Residence whole-unit rents ran from RM1,700 to RM2,200 a month in the five Mudah rent adverts read on 24 October 2026. All five were for the 888 to 1,000 sq ft units; none was for a 661 sq ft unit.

I have not worked out a yield here, because the adverts did not give a sale price and a rent for the same size. Before you buy a 661 sq ft unit to let, ask me for recent rents on that size; PropertyGuru's project range of RM1,300 to RM2,500 a month is too wide to plan on.
How much cash do you need to buy one?
A RM290,000 Seri Austin Residence unit needs about RM35,105 in cash before legal fees for a Malaysian buyer who is not a first-time buyer. The steps, using the rates in my Johor buying costs guide:
- Down payment of 10%: RM29,000. Most banks lend up to 90% on a first or second home.
- Stamp duty on the transfer: RM4,800 (1% on the first RM100,000 and 2% on the next RM190,000).
- Stamp duty on a 90% loan of RM261,000 at 0.5%: RM1,305.
- Legal fees for the sale and the loan, set by the Solicitors' Remuneration Order 2023, plus 8% service tax.
A Malaysian first-time buyer of a home at RM500,000 or less pays no stamp duty on either document until 31 December 2027, which takes RM6,105 off the bill above. Foreign buyers face the Johor land office minimum of RM1,000,000 for apartments, so Seri Austin Residence is a project for Malaysian buyers.
What should you check before making an offer?
Seri Austin Residence is a resale market about 11 years old, so the checks are on the unit, the title and the management.
- Title: freehold per the project pages; your lawyer should confirm it on the unit's title, plus any Bumi lot status or restriction in interest.
- Maintenance and sinking fund: at RM0.22 per sq ft a 661 sq ft unit pays about RM145 a month; get the current charge and any arrears in writing.
- Car park: one advert offers 2 bays with a 661 sq ft unit, while PropertyGuru says smaller units get one, so confirm the number on the sale documents.
- Layout: a 661 sq ft unit sold as 2 bedrooms has had a wall added; check how it was done.
